Naturally, you’re probably already aware that all of our leases are in writing. The lease Nesbitt Realty uses was written by staff attorneys at the Northern Virginia Association of Realtors. Nesbitt Realty & Management just changes details like the perorations, the address and so forth.
Leases often have a one-year term. Longer leases are infrequently approved and only after discussions with the owner. With the property owner’s approval—especially during slower rental periods—Nesbitt Realty makes leases for less than one year. Most usually landlords accept longer or shorter leases to have the lease expire during a more active rental period. Nesbitt Realty will every now and again work to place a tenant on a month-to-month or short-term lease to accommodate sale of the abode by the owner, a tenant’s pending departure, or moving the investment home into a more active rental period.
