The first step for our family-run operation to find the best-possible tenant is to market your rental property to the public. But the second step is to identify a good renter. Investigating possible renters is one of the most necessary charges of every managing agent in Alexandria.
Nesbitt Realty scrutinizes the applicant’s past behavior. With that in mind, our brokerage assumes the prospective tenant’s future behavior will be the same or similar. The possible lessee should demonstrate a history of being a reliable, honest renter and also meeting your financial criteria. Our background checking process is founded on several basics including:
- Criminal Record & Evictions – Nesbitt Realty knows it's vital to know the criminal and public court records of the possible renter on every investment home in the City of Alexandria. Investors should be aware that most other property managers do not scrutinize court records.
- Application – After the applicant learn a bit more about a rental, the agent takes an application. The application is accompanied by supporting documentation so that Nesbitt Realty can verify and scrutinize all information included on the application. The applicant pays for the cost of the background check at the time of application.
- Credit History – The applicant's credit history informs us about the prospective lessee’s current and past performance in meeting their financial obligations. The potential renter’s credit report also tells us their monthly debt and shows their previous addresses (which we compare to addresses listed on the application). An applicant must have acceptable credit to qualify.
If accepted, the possible renter’s in-processing includes a lease, lease signing, collecting pro-rated rent, and providing the renter with a copy of any association documents needed for disclosure and instruction on rules and regulations associated with the rental and community.
