Our background checking process is founded on several basic tactics including:
- Criminal Record & Evictions – Our small operation sees it's critical to know the criminal and public court records of the possible renter on every rental in Arlington County. Owners should be aware that the majority of other rental managers do not check out court records.
- Landlord Reference – Nesbitt Realty & Management utilizes public information, tax records, and other research and verification to ensure that we're talking to the actual owner about the actual rental history of the possible lessee.
- Income Verification – Nesbitt verifies salary, prospects for continued employment, job status, and job title. Depending upon the prospective tenant's debt load, a tenant needs to earn at least 3 to 4 times the monthly rent in gross income to qualify for the rental.
If accepted, the possible renter’s in-processing includes a lease, lease signing, collecting pro-rated rent, and providing the renter with a copy of any association documents needed for disclosure and instruction on rules and regulations associated with the rental and community.
