Nesbitt scrutinizes the applicant’s past behavior. With that in mind, Nesbitt Realty assumes the applicant’s future behavior will be the same or similar. The applicant should demonstrate a history of being an honest renter while possessing the financial capacity to handle the rent. Our background checking process is founded on several elements including:
- Income Verification – Nesbitt Realty verifies prospects for continued employment, job title, job status, and salary. Depending upon the applicant's debt load, a tenant needs to earn at least 3 to 4 times the monthly rent in gross income to qualify for a rental.
- Criminal Record & Evictions – Nesbitt Realty sees it's necessary to know the criminal and public court records of the possible renter on every rental abode in Fairfax County. Landlords should be aware that almost all other management companies do not investigate court records.
- Application – After the potential lessee learns more about a rental, the agent takes an application. The application is accompanied by supporting documentation so that our team can verify and investigate all information included on the application. The potential tenant pays for the cost of the background check at the time of application.
If accepted, the applicant’s in-processing includes a lease, lease signing, collecting pro-rated rent, and providing the tenant with a copy of any association documents needed for disclosure and instruction on the rules and regulations associated with the rental property and community.
