Vetting applicants is one of the most essential tasks of any super managing agent in McLean.
Nesbitt Realty investigates the potential renter’s past behavior. With that in mind, Nesbitt Realty assumes the applicant’s future behavior will be the same or similar. The possible renter should demonstrate a history of being a top, honest lessee and at the same time meeting our financial criteria. Our background checking process is founded on several fundamentals including:
- Credit History – The possible tenant's credit history informs us about the potential lessee’s current and past performance in meeting their financial obligations. The possible lessee’s credit report also tells us their monthly debt and shows their previous addresses (which we compare to addresses listed on the application). An applicant must have acceptable credit to qualify.
- Tenant Screening – Nesbitt Realty screens tenants with a combination of checking credit history, background, eviction, and criminal screening services as well as our own efforts to collect information needed to confirm and process the application.
- Landlord Reference – Our tiny real estate company utilizes public information, tax records, and other research and verification to ensure that we're talking to the actual owner about the actual rental history of the applicant.
If accepted, the applicant’s in-processing includes a lease, lease signing, collecting pro-rated rent, and providing the lessee with a copy of any association documents needed for disclosure and instruction on rules and regulations associated with the investment home and community.
