The applicant should demonstrate a history of being a reliable, stable tenant and also having the income and debt-ratio to manage rent. Our background checking process is founded on several pillars including:
- Tenant Screening – Nesbitt Realty screens tenants with a combination of checking credit history, background, eviction and criminal screening services as well as our own efforts to collect information needed to confirm and process the application.
- Landlord Reference – Our small business utilizes public information, tax records and other research and verification to ensure that we're talking to actual landlord about actual rental history of the applicant.
- Credit History – The applicant's credit history informs us about the potential renter’s current and past performance in scored record of the applicant's ability to repay debts and demonstrated responsibility in repaying debts. The potential tenant’s credit report also tells us their monthly debt and shows their previous addresses (which we compare to addresses listed on the application). An applicant must have acceptable credit to qualify.
If accepted, the possible renter’s in-processing includes a lease, lease signing, collecting pro-rated rent, and providing the lessee with a copy of any association documents needed for disclosure and instruction on rules and regulations associated with the rental and community.
