Nesbitt Realty check outs the applicant’s past behavior. With that in mind, Nesbitt Realty assumes the applicant’s future behavior will be similar. The applicant should demonstrate a history of being a reliable, reliable renter as well as demonstrated financial capacity. Our background checking process is founded on several conventions including:
- Criminal Record & Evictions – Our small real estate brokerage sees it's important to know the criminal and public court records of the possible tenant on every investment property in Northern Virginia. Property Owners should be aware that most other rental management companys do not look at court records.
- Tenant Screening – Our local brokerage screens tenants with a combination of checking credit history, background, eviction and criminal screening services as well as our own efforts to collect information needed to confirm and process the application.
- Credit History – The possible renter's credit history informs us about the applicant’s current and past performance with regards to debts and other financial obligations. The possible lessee’s credit report also tells us their monthly debt and shows their previous addresses (which we compare to addresses listed on the application). An applicant must have acceptable credit to qualify.
