Our background checking process is founded on several conventions including:
Landlord Reference – Nesbitt Realty utilizes public information, tax records and other research and verification to ensure that we're talking to actual property owner about actual rental history of the prospective lessee.
Criminal Record & Evictions – Our tiny real estate business knows it's vital to know the criminal and public court records of the possible lessee on every rental property in 22304. Property Owners should be aware that nearly all other rental managers do not investigate court records.
Income Verification – Nesbitt Realty & Management checks out job title, prospects for continued employment, job status and salary. Depending upon the potential renter's debt load, a tenant needs to earn a minimum of 3 to 4 times the monthly rent in gross income to qualify for rental.
If accepted, the applicant’s in-processing includes a lease, lease signing, collecting pro-rated rent, and providing the renter with a copy of any association documents needed for disclosure and instruction on rules and regulations associated with the rental property and community.
