The potential renter should demonstrate a history of being a top, honest renter as well as demonstrated financial capacity. Our background checking process is founded on several basic tactics including:
- Tenant Screening – Nesbitt screens tenants with a combination of checking credit history, background, eviction and criminal screening services as well as our own efforts to collect information needed to confirm and process the application.
- Application – After the applicant visits a investment home, the agent takes an application. The application is accompanied by supporting documentation so that our brokerage can verify and look at all information included on the application. The prospective renter pays for the cost of the background check at the time of application.
- Landlord Reference – Nesbitt Realty utilizes public information, tax records and other research and verification to ensure that we're talking to actual owner about actual rental history of the applicant.
If accepted, the applicant’s in-processing includes a lease, lease signing, collecting pro-rated rent, and providing the tenant with a copy of any association documents needed for disclosure and instruction on rules and regulations associated with the rental property and community.
