Do you need to know how to embark for townhouse shopping in the Fairfax County real estate market?
Understand that you can't know the “right” time to buy.
If you find the perfect townhouse today, don't take the chance of losing out because you’re trying to predict where the housing market in Alexandria is headed. Factors like market price and interest rate usually don’t change fast enough to make a meaningful difference in an individual townhouse’s price. Much more important than macro-economic factors, is the actual neighborhood in Alexandria where you're shopping. Each property, each home is unique. So, an opportunity lost today could be gone forever.
Trust yourself.
Of course, everyone likes a little reassurance, but divergent ideas might not be compatible in an actual home purchase. Give the most weight to your own needs and wants as well as the needs and wants of others who will be living in (or paying for) the home.
There is no such thing as a perfect purchase.
There are many examples of compromises that buyers have to make every day. Consider a few of these possibilities. Maybe it's picture perfect, but with a price that is painful.Maybe you love the kitchen, but hate Colonial homes. Make a list of your top priorities, and focus in on things that are most important to you.
Don’t try to be a killer negotiator.
There are other buyers in Alexandria and they are looking at the same data. If a home is under-priced, expect it to get bid up.Negotiation is definitely a part of the real estate process, but trying to “win” by getting an extra-low price or refusing to budge may cost you the home you love.
Remember your home doesn’t exist in a vacuum.
Don’t get completely enamored by the physical aspects of a property to the point that you forget about important issues such as:
neighborhood pride of ownership
how close the neighborhood is to friends and family
privacy
Plan for the future.
Don’t wait until you’ve found a home to:
select a Realtor
investigate insurance
figure your budget
list your priorities
