Nesbitt Realty & Management checks out the potential lessee’s past behavior. With that in mind, our real estate company assumes the applicant’s future behavior will be the same. The applicant should demonstrate a history of being an honest top renter as well as meeting your financial criteria. Our background checking process is founded on several simple formulae including:
- Credit History – The prospective tenant's credit history informs us about the prospective renter’s current and past performance with regards to debts and other financial obligations. The prospective renter’s credit report also tells us their monthly debt and shows their previous addresses (which we compare to addresses listed on the application). An applicant must have acceptable credit to qualify.
- Landlord Reference – Our tiny brokerage utilizes public information, tax records, and other research and verification to ensure that we're talking to the actual property owner about the actual rental history of the applicant.
- Application – After the potential renter learns more abouts a rental, the agent takes an application. The application is accompanied by supporting documentation so that our family brokerage can verify and examine all information included on the application. The applicant pays for the cost of the background check at the time of application.
If accepted, the applicant’s in-processing includes a lease, lease signing, collecting pro-rated rent, and providing the tenant with a copy of any association documents needed for disclosure and instruction on rules and regulations associated with the rental townhouse and community.
