Investigating applicants is one of the most important aspects of any good management company in 22207 in Arlington.
The first step for us to discover the great renter is to advertise the listing to prospective renters moving to Northern Virginia. But the second step is to find the the best renter.
Nesbitt look ats the applicant’s past behavior. With that in mind, Nesbitt Realty assumes the prospective tenant’s future behavior will be the same. The applicant should demonstrate a history of being a trustworthy, good lessee and at the same time possessing the financial capacity to handle the rent. Our background checking process is founded on several basics including:
Credit History – The applicant's credit history informs us about the potential renter’s current and past performance in scored record of the applicant's ability to repay debts and demonstrated responsibility in repaying debts. The applicant’s credit report also tells us their monthly debt and shows their previous addresses (which we compare to addresses listed on the application). An applicant must have acceptable credit to qualify.
Application – After the possible tenant tours a rental, the agent takes an application. The application is accompanied by supporting documentation so that Nesbitt Realty and Management can verify and examine all information included on the application. The applicant pays for the cost of the background check at the time of application.
Landlord Reference – Nesbitt Realty utilizes public information, tax records and other research and verification to ensure that we're talking to actual property owner about actual rental history of the possible tenant.
If accepted, the applicant’s in-processing includes a lease, lease signing, collecting pro-rated rent, and providing the renter with a copy of any association documents needed for disclosure and instruction on rules and regulations associated with the rental property and community.
