The applicant should demonstrate a history of being a solid, solid lessee while at the same time meeting your financial criteria. Our background checking process is founded on several simple formula including:
- Landlord Reference – Nesbitt Realty utilizes public information, tax records and other research and verification to ensure that we're talking to actual property owner about actual rental history of the applicant.
- Criminal Record & Evictions – Our tiny brokerage knows it's necessary to know the criminal and public court records of the prospective renter on every rental detached home in Arlington County. Investors should be aware that many other rental managers do not scrutinize court records.
- Credit History – The possible renter's credit history informs us about the possible tenant’s current and past performance repaying debts and other responsibilities. The potential renter’s credit report also tells us their monthly debt and shows their previous addresses (which we compare to addresses listed on the application). An applicant must have acceptable credit to qualify.
If accepted, the possible renter’s in-processing includes a lease, lease signing, collecting pro-rated rent, and providing the renter with a copy of any association documents needed for disclosure and instruction on rules and regulations associated with the rental detached home and community.
