For curated people, this is the hope: the seller signs off on your offer, cut out the dickering, and instead you can spend your valuable time worrying about paint colors and moving companies.
And, sometimes it does occur. Naturally, a few property sellers accept the first offer put before them, and in Alexandria, Virginia because of rationale known only to them.
Conversely, real estate sellers are also known to reject offers because of a variety of reasons. Or make counteroffers. A counteroffer is especially possible if you make an offer with lots of conditions, or when the property is in great demand.
When the property seeker receives a counter-offer, it’s up to the home shopper to decide whether to accept the new contract, negotiate the terms, or walk away.

When negotiations are on-going, you'll be a driver and not a passenger. I’ll help you understand the negotiating conventions we will deploy. Those rules will vary depending upon the place of residence but in Northern Virginia there are some basics we come back to time and time again.
In Northern Virginia, let's think about more than a few rules of thumb every home buyer should know when negotiations begin:
- Just walk away After lengthy negotiations, nobody wants to just walk away. But it’s important to keep in mind that your seller – and your gut – know what’s best for you when it comes to negotiating. If you have already made trade-offs and don’t want to make any more, and the seller won’t budge, you would be best to just walk away. Walking away from the negotiations that you’ve worked so long and hard on can be very difficult, but your agent can help you understand that there is a better deal out there. If your gut is telling you not to settle – just walk away. After your feelings of frustration pass, you’ll realize that you know how to negotiate and how to take control of the process, whether it means walking away from the next one also, or accepting the offer.
- You should be smart and respond within a 24-hour period to a counteroffer, so you can avoid another potential buyer from making a better offer and snapping up the property that was supposed to be yours. Remember, do not be hesitant because the seller may withdraw the counteroffer prior to you responding.
Let Go of a Few Contingencies — With Care
Want to give your counteroffer an even bigger boost? Reduce the number of contingencies you’re asking for. It’s your way of saying, “Hey, look, I have fewer ways to back out,” which gives the seller more reassurance that the deal will close. But be selective: Some contingencies are too important to give up. A home-inspection contingency — the right to have a home inspection and request repairs — gives you an out if you spot major problems with the home (and protects you from buying a total money pit). You might waive a termite inspection if you’re in a state where the risk is lower. But ultimately, waiving contingencies depends on your market, your loan program requirements, your risk tolerance, and the circumstances of the house in question. And if you waive contingencies and then you find a problem, the seller isn’t responsible for fixing it.
