Are you interested in a Greek Revival style home?

Single-family house at 9009 Captains Row, Alexandria, VA 22308
Single-family house at Stratford Landing is in Alexandria 22308
This style is predominantly found in the Midwest, South, New England, and Midatlantic regions, though you may spot subtypes in parts of California. Its popularity in the 1800s stemmed from archeological findings of the time, indicating that the Grecians had spawned Roman culture. American architects also favored the style for political reasons: the War of 1812 cast England in an unfavorable light; and public sentiment favored the Greeks in their war for independence in the 1820s. Identify the style by its entry, full-height, or full-building width porches, entryway columns sized in scale to the porch type, and a front door surrounded by narrow rectangular windows. Roofs are generally gabled or hipped. Roof cornices sport a wide trim. The front-gable found in one subtype became a common feature in Midwestern and Northeastern residential architecture well into the 20th century.

8 Reasons Why Buying a Home or Condo is Good for You

The mareket is heating up and now is a great time to buy. And, what's more, tomorrow will be a great time to own, because the fundamental strength of homeownership hasn't changed.
Julie
Julie can help you with all your real estate needs.
Here are 10 reasons:
  1. You can get a good deal. Prices are as low as they are going to get for a while. And prices are at a level that makes sense for people's income.
  2. Mortgages are cheap. At 3.75% on average for a 30-year fixed-rate mortgage, your costs to own are down.
  3. You can save on taxes. When you add up the deductions for mortgage interest and others, the cost of owning can drop below renting for a comparable place.
  4. Your money is not wasted on rent. The one benefit to owning that never changes is that you can paint your walls orange if you want (generally speaking; there might be some community restrictions). How many landlords will let you do that?
  5. You can get a better home. In some markets, it's simply the case that the nicest places are for-sale homes and condos.
  6. Home buying offers some inflation protection. Historically, appreciation over time outpaces inflation.
  7. It's risk capital. If the economy picks up, you stand to benefit from that, even if you're goal is just to have a nice place to live.
  8. It's forced savings. A part of your payment each month goes to equity.

Tips for Condo Buyers

Condos real estate agents
Nesbitt Realty can help you buy and sell real estate in Condos
If you are looking or even just thinking about buying a condominium home, it's perfectly natural to feel a little nervous. Buying a condo and owning your own home is a large, life changing purchase. Indeed, any individual thinking about buying a condo needs to know what to expect and how to prepare for those expectations. Below is a short list of 5 essential tips that any potential condo buyer would do well to consider throughout the process of finding a new condominium home. Happy hunting! 1) Look at Everything in Person First, remember to look in person at any condo unit you are interested in. It is very important that you make sure to actually see the amenities, parking space, and condo facilities personally. This simple but critical task will avoid any confusion and disappointment later on and will ensure that you are satisfied with your condo purchase. If you absolutely cannot look at the condo in person than ask the seller if you can send a friend you trust to look at the unit instead. In addition, if you are located in a different city than where you are condo shopping, be sure to ask the condo seller or realtor to send you as many pictures as possible of the condo and the condo building before you make a decision. 2) Carefully review the Condo Association Fees First Make sure that you know what exactly is included in your condo purchase. What amenities are included in the condo fees to make the condo right for the price? Or, on the other hand, are you going to end up paying for benefits you don't need? In addition, ask if there is any insurance included. Different condo associations may charge the same amount per month, but one may include some incidental insurance while others may require hefty fees for amenities you may not really need or want. Finally, check the condo association meetings and/or any printed bulletins that result from them. Look for any past or developing issues that you need to take into account. 3) Never Ignore the Documents that Accompany the Condo Purchase Always review the condominium documents very carefully before you buy. In laymen's terms, don't ignore the fine print. Here, you should check the total price and property documents to make sure that they are reasonable for the area. Be especially cautious if the price is very low because this could mean you will need a special assessment of the unit, which could cost you a lot of money, later in the future. 4) Always Review Comparable Units for Sale in the Same Building While every condo building is unique and features different amenities, styles, policies, and location, it is important that you look into other condo units that are for sale or have sold in the same building. Here, do not simply rely on the recent sale price of another unit in the building. Consider what another units' floor plan was, what views it had, or if it had any special upgrades. Depending on the view and floor of the unit, the price of a one bedroom can vary within a condo building. 5) Work with a Specialist The condominium marketplace is often a very specialized type of real estate and as such, you should always consider working with a qualified realtor, and particularly one who specializes in condos. With the help of a realtor, you will have access to a greater condominium market which will enable you to find the best condo unit to fit your needs at a price that you can live with. 3 Reasons to Sell Now

Selling a property in this tough market can seem like a challenge. Here are rhee factors that actually make this a good time to post a For-Sale sign.
home on the hill
Home on the hill at Belle Haven
  • Sell low and buy low. Because all property values are down, the loss on the property a home owner sells is really only a paper loss because the next property he buys also will be a bargain. If he buys smartly, when prices come back up in a few years, he’ll be in better shape.
  • Good help is available. Really talented real estate practitioners, contractors, and designers are available and eager for business.
  • The best time to sell is when you need to sell. The worst time to sell is when you're trying to guess a market.
The best way to update a property in {Location_Name} is to paint it. It’s a job that many sellers can do themselves. Here are six suggestions for making the work go quickly.
  1. Move the furniture. Get as much furniture as possible out of the way, and then cover what’s left with plastic drop cloths held in place with masking tape.
  2. Buy good paint. Top-quality latex interior paint will hide what’s underneath and make the job go faster.
  3. Tape the edges. Taping the edges with painters tape will speed up the job and make the results more professional.
  4. Work top down. Paint the ceiling first, then the walls, then the windows and trim and finally the baseboards. This will cut down on time spent repairing drips and splatter marks.
  5. Cut in the corners. Applying a three-inch band of paint around the edges will allow you to fill in the middle with a paint roller.
  6. Apply paint generously. Trying to stretch the paint won’t save sellers any money if they have to repaint.

What is a real estate agent?

Julie Nesbitt
Julie Nesbitt
One of the most complex and significant financial events in peoples' lives is the purchase or sale of real estate, be it a house, condo, townhouse or some other investment property. Because of this complexity and significance, people typically seek the help of real estate brokers and sales agents when buying or selling real estate. Nesbitt Realty brokers and sales agents have a thorough knowledge of the real estate market in Northern Virginia communities. Our brokers and agents know which neighborhoods will best fit our clients' needs and budgets. Nesbitt Realty real estate agents are familiar with local zoning and tax laws and know where to obtain financing. Agents and brokers also act as intermediaries in price negotiations between buyers and sellers. According to the Bureau of Labor Statistics:
  • Real estate brokers and sales agents often work evenings and weekends and usually are on call to suit the needs of clients.
  • A license to practice real estate is required in every State and the District of Columbia.
  • Although gaining a job may be relatively easy, beginning workers face competition from well-established, more experienced agents and brokers.
  • Employment is sensitive to swings in the economy, especially interest rates; during periods of declining economic activity and rising interest rates, the volume of sales and the resulting demand for sales workers fall.
You don't need to know everything about buying and selling real estate if you hire a real estate professional who understand real estate. Paraphrasing Henry Ford, when you hire people who are smarter than you are, it proves you are smarter than they are. A real estate broker or agent acts as an intermediary between sellers and buyers of real estate (or real property as it is known elsewhere) and attempts to find sellers who wish to sell and buyers who wish to buy real estate. When buying real estate, you may have several choices as to how you want a real estate firm and its agents to work with you. For example, you may want them to represent only you (as a buyer's agent). You may be willing for them to represent both you and the seller at the same time (as a dual agent). Or you may agree to let them represent only the seller (seller's agent or subagent). Some agents will offer you a choice of these services. Others may not. Realtor Logo If you are selling real estate, you may want to "list" your property for sale with a real estate firm. If so, you will sign a "listing agreement" authorizing the firm and its agents to represent you in your dealings with buyers as your seller's agent. You may also be asked to allow agents from other firms to help find a buyer for your property. For more information or to set up an appointment call Julie at (703)765-0300.

Founded in 1924, the Army Navy Country Club or ANCC is a private and member owned recreation facility. Membership is offered primarily to those from active duty and retired commissioned U.S military officers representing all services and ranks from Second Lieutenant and Ensign to General and Admiral. However, ANCC is also home to many civilian members who have served our nation’s government. The need to create such as club arose in 1924 when officers of the Army, Navy and Marine Corps stationed in Washington needed outdoor recreation facilities. These officers could not afford luxurious membership fees of many and existing private country clubs in the area. While others were put in long waiting lists in such clubs even though they were stationed there for a few years. There was so much inconvenience for them to just have an outdoor space or facility to engage in fitness work out for limited time that they required. Thus came November 11, 1924 when the ANCC was incorporated on the Arlington site. The ANCC - Army Navy Country Club features: Golf courses offered where even President William L Clinton retreated to escape pressures of his office. President Dwight D Eisenhower most especially referred to a complicated double dogleg par-5 on the Arlington course as his own private hell. Pro Shops are always fully stocked with the traditional and latest trend of golf fashions and equipment. The ANCC also hosts golf tournaments, events and programs for all their members. The golf staff consists of PGA and LPGA Golf Professionals who have years of teaching experience and have received multiple awards and recognition. Elegant and versatile clubhouses where banquet, dining and meeting room facilities are offered for any occasion are open to the member and their families and guests. Activities and events take place in these grand clubhouses almost everyday from breakfast to dinner all year round. 11 separate Banquet / Meeting and Dining Rooms are available to choose from to accommodate every occasion.
