Southern Fairfax County is mostly composed of the Mount Vernon and Lee Districts which lie south of the Beltway and I-95. Southern Fairfax County has some of the most diverse neighborhoods and communities in Fairfax County. By that, we mean that some neighborhoods are stately manors with riverfront views, and some neighborhoods are filled with budget-conscious condos. Southern Fairfax County has a real estate which will suit every taste and every budget. A little brief about some of these communities is as follows.

Franconia

Franconia is located just southwest of the City of Alexandria in Fairfax County. Franconia has existed as a community since the 1870s when a station by that name opened on the RF&P Railroad; however, like most of the surrounding area, it only began to develop into its present, suburban form in the 1950s. Franconia borders Fort Belvoir and includes most of Kingstowne and other neighborhoods such as Hayfield, Manchester Lakes and Windsor Park. Franconia homes have street addresses with an Alexandria ZIP code, most usually 22310 or 22315.

Huntington

Huntington is a census-designated place (CDP) in Fairfax County, Virginia, United States. To the east is Belle Haven, Fairfax County, Virginia and to the south Groveton, Virginia. Much of Huntington is comprised of the Huntington subdivision and Jefferson Manor. These homes are brick and mostly brick duplex homes. Huntington is popular with first-time home buyers due largely to its proximity to the Huntington Metro station, the southern terminus of Metrorail's Yellow Line. There are also several high-rise apartments and condominium complexes in Huntington. The area is included in ZIP code 22303, to which Alexandria is assigned as the place name. Huntington Metro is the last stop on the Yellow Line and a great place to start your commute.

Groveton Heights

Groveton Heights is located in Fairfax County near Rt. 1 Richmond Highway in the vicinity of Memorial Heights. Groveton Heights is an organically-grown neighborhood. There are no tract-built cookie cutter homes here. Many of the homes in this neighborhood were constructed in the 1930s and 1940s which means the lots are a little larger and the kitchens are a little smaller. But over the years most of these homes have had renovations, additions or other changes in floorplans, so nearly every house here is unique. Groveton Heights is served by Groveton Elementary School and Carl Sandburg Middle School and West Potomac High School.

Kingstowne

Kingstowne is a planned community in Fairfax County VA with nearly 5400 residences. Along Kingstowne's rolling boulevards one will find a nice mixture of condos, townhouses, and single-family homes. Kingstowne has an open and suburban feel. Kingstowne Towne Centre has shops, grocers, restaurants, banks and fast food: all the conveniences of modern life. Nearby Springfield Mall serves most shopping needs. Amenities of Kingstowne. Kingstowne's 22,000 acres are so expansive, that some folks refer to the general area (including nearby subdivisions like Manchester Lakes and Island Creek) as Kingstowne. Kingstowne is in Fairfax County, and most residences here have Alexandria postal addresses. The surrounding area is more rightly called Springfield or Franconia.

Lorton
