An increasingly common scam involves crooks posing as landlords for property they don’t own, taking a deposit from hopeful would-be tenants and then disappearing into the night with the money.
The Associated Press reports that Adam Christianson, sheriff of Stanislaus County, says "What you have is primarily young, unsuspecting victims who truly believe they're entering into a legitimate rental agreement. Before you know it, the real [property manager] shows up and says `Why are you here?' Then they're out on the street, and also out the money for first and last month's rent and deposit."
One of the best way's to avoid being scammed is to use a rental agent.

Winter in Northern Virginia can be a little bleak at times. The foliage is gone from the trees, and the grass is a little beat.
But River Towers is teaming with life. A flock of Canadian geese winters here at the creek which surrounds River Towers. One of the pleasures of living at River Towers is the sound of the geese when they take off together or come in for a landing. From the higher floors of the high-rise residents can watch the geese fly by at eye level and almost within arm's reach--a beautiful sight.

Ducks are here year-round, as they like the gentle waters of the canal.
It's not a great time for a picnic, but it's always pleasant to walk through the natural areas surrounding River Towers. If your landlord agrees to the new color that may be the end of the discussion. In a worst case scenario you will be expected to return it to the color it was originally.

Obtaining pre-approval from a bank is a daunting process. It is time consuming both due to the delay and because of the amount of paperwork required to satisfy a lender of your credit status.
