If you like street music, then you'll find no better spot to wander than Old Town Alexandria. Through-out the week, especially on weekends, musicians gather in Old Town at street corners and near the waterfront to play music for tips and applause. Most are highly talented professionals, some are learning to play their instrument in front of a crowd. I enjoy them both in different ways.
Here in Old Town Alexandria, you'll find everything from a lonely saxophone, to steel drums to an entire band. Below I've collected a few photos to give you a taste of Old Town's many musicians.
This foursome was phenomenal singing and playing old time mountain music. It was a great throwback to the Carters because the gal in the front on the guitar was a great singer. The banjo player and bass were on point, and I love the texture that the mandolin (seated behind guitar) provided.
The glass harp as played by Jamie Turner is an old town treat one simply must hear in person to appreciate.

As the name implies, Old Town is the oldest part of Alexandria, a port in colonial times. Historic Old Town Alexandria is found along the Potomac, just inside the Woodrow Wilson Bridge and then north toward Reagan National Airport. Old Town is served by the King St. Metro and the King St. trolley. With over 100 restaurants, shops, boutiques, coffee shops, ice cream houses and more, there's always fun to be found in Old Town.

Carlyle District as seen from Union Station
Union Station in Alexandria VA is a historic train station located between King and Duke Streets at the foot of the George Washington National Masonic Memorial. The station is within site of the USPTO and nearby Carlyle District. The station backs up against the King St. Metro, making it an excellent transfer point for riders of the VRE (Virginia Railway Express). Both Amtrak and VRE stop at the station and DASH and Metrobus lines stop at the King St. Station.
Alexandria's Union Station shares a name with Union Station in nearby Washington DC. Locals usually refer to the station in Washington as Union Station and the station in Alexandria as Alexandria Station. Both stations were so-named because at one time they united several lines/companies. The Amtrak code is for this station is ALX.

The terminal itself was built in 1905 in the Federal Revival style. Although it has been renovated and improved the original 1905 terminal is still in use. The memorial before the terminal is dedicate to the Veterans of Foreign Wars.

The Henry is a brand new condominium community located in Old Town Alexandria---sort of . . .
The builder will tell you that the Henry is in Old Town Alexandria and this is almost completely true. But the truth of that statement that really comes down to how you define Old Town.
If you define Old Town as the 22314 Zip Code then the Henry is in Old Town without question. Addresses in 22314 run from Slaters Lane in the North, along the Potomac and down to the Beltway. The western boundary of this zip code runs along the train tracks over toward Telegraph Road. That means that 22314 includes the Carlyle District (which is anything but "old"), Potomac Greens (a fairly new subdivision), and other parts of the city which are not really historic Old Town Alexandria. Please reference the map provided by Yahoo to get an idea of the subtle differences in the Old Town area.

If you look close at the map, you'll see that Yahoo divides the 22314 Zip code into these neighborhoods:
Northeast Alexandria -- This is an area of tightly-packed colonial-style townhomes that were built in the 1980's in developments like Nethergate. There are also newer communities straddling Slaters Lane like Potomac Greens and Old Town Crescent.
Braddock Road Metro --- This is the neighborhood where the Henry is located. More below.
Old Town --- This is the heart of Old Town. It's where you'll find the shops homes and restaurants that make Old Town such a desirable place to live.
Southwest Quadrant --- This is a neighborhood composed mostly of modest brick rowhouses and townhouses that were constructed in the middle of the last century. These well-built, conveniently situated homes have little cachè that you'll find in the waterfront homes and stately villas in Old Town.
Eisenhower East --- The Carlyle area is mostly newly built high-rises surrounding the campus of the USPTO.
I don't know if these neighborhood names are constructs of some data provider for Yahoo or if they are from some census-related information, but these little neighborhoods are fairly accurately defined even if they don't exactly match-up to what people call them here on the ground. The Henry is in Braddock Road Metro in an area that included some of the least desirable addresses in this Zip code. This neighborhood is well-served by the Braddock Road Metro Station and that's always a big plus to real estate values in Northern Virginia. Many homes here are just a few blocks from King Street and a pick-up point for the King Street Trolley, so the question is what made this neighborhood less desirable?
Firstly the big obvious difference is the waterfront. One of the elements of life that makes Old Town living special is proximity to the Potomac River. Ford's Landing, Cameron Mews and the Torpedo Factory offer homes that are at or near the water's edge and the Mount Vernon Trail. The Henry is not close to the waterfront and you'll have to cross a couple of busy streets to get to the Potomac.
The next difference is access to King Street. People like living a few paces from King Street because there are so many restaurants and boutiques along King Street. This is even more true at thew waterfront. The Henry is only a few blocks from King Street so that is a plus. The Braddock Road neighborhood has almost nothing of commercial interest, whereas Old Town, Carlyle, and even Slater's Lane have some interesting options for shopping and dining. This may change as the neighborhood develops but for now, it is what it is.
The next big difference is public housing. The 22314 zip code has long had a cluster of public housing that straddled Route 1 (Patrick and Henry Streets) and much of that housing was/is located in close proximity to the Braddock Road Metro. About 10 years ago a large chunk of Alexandria's public housing was destroyed and redeveloped as Chatham Square. That development was so successful that the city is now pushing forward with Old Town Commons. To that end blocks of subsidized housing have been destroyed to make way for Old Town Commons. Until that construction is completed I expect that the appearance and value of the neighborhood will be diminished.
Lastly, this area was (like much of Old Town North and even Old Town) formerly a light-industrial neighborhood. For example the Torpedo Factory was at one time a place where actual torpedoes were built. Today the Torpedo Factory Art Center and the Torpedo Factory condos occupy the same space and some of Alexandria's priciest real estate. Time will tell if the transition is as remarkable at the Henry, but the odds are in favor of this becoming a successful and highly desirable neighborhood.

The street view of the Henry looks almost surreal it's so pleasant, but turn the map to view across the street and you'll see the warehouses. The good news is that one day these will probably be gone. The bad news is that what replaces them will probably block the view.

A buyer should always ask his or her own agent questions like this. If you don't trust your agent to give you the right answer you probably have the wrong agent. When you question your agent's judgement you can always ask for an explanation from the agent's broker. That said, what follows is not a specific answer to your specific situation, but some general advice about EMD's.
EMD stands for earnest money deposit. Earnest money deposit literally means money that you've deposited to show you are earnest. Nearly every real estate offer these days will include some amount of earnest money to show that the buyer is serious. Offers without any earnest money generally mean that the buyer lacks the capacity to actually make the purchase or that the buyer doesn't want to risk any money in the transaction.
Nobody likes risk. So what is the risk of putting up an earnest money deposit. An EMD check is in practice often not cashed if the offer is not accepted. An EMD check is usually only cashed when the buyer and seller agree to terms and price. Once that check is cashed it is deposited into an escrow account. That means that the money is NOT in the broker's bank account. That money is in a separate account that does not comingle with the brokerage's funds. Once the money is in that account the money generally only comes out one of four ways:
When the transaction closes. When the sale happens the money is applied to the buyer's expenses and/or down payment.
When a judge gives the money to someone. If the sale doesn't happen and parties cannot agree who to give the money to, a judge will decide who deserves the money.
When both parties agree to distribute the money. Both parties must agree who to give how much money to.
When a sale is canceled. There are many reasons a sale might not happen. Sometimes the buyer can't get financing. Sometimes the home won't appraise. Sometimes buyers and sellers mutually agree to cancel the sale. When that happens the money is returned to the buyer.
So where is the risk? If the buyer acts fraudulently or negligently the EMD is put at risk. That means that if the buyer lies or attempts to defraud the seller then the sale won't happen and the money might be forfeit to the seller or the brokerages involved. This doesn't mean the seller can just take your money if he thinks you've lied. The seller can't take that money. But a judge can take the money and give it to the seller. And the buyer and seller can negotiate to give some or all of the money to the seller.
The Purpose of Earnest Money

When a seller accepts a buyer's offer, the seller takes some risk. The seller takes some risk because when the property is under contract, he cannot sell the property to other buyers who might be interested. In other words, if the seller agrees to a price with some joker who is just playing around and who won't buy the house, the seller might miss out on someone who really wants to buy the house. So sellers want to know that if they are risking something then the buyer is risking something.
How much the buyer is willing to risk is usually a good indication of how solid the deal is. We usually advise our buyers to put down 1% of the purchase price as escrow money, but some buyers put down more . . . sometimes much more. The bare minimum you'll see in most contracts in Northern Virginia is $500 to $1000. Offers with those minimal amounts are rarely accepted, or get a counter offer asking for more earnest money. Very rarely the lower EMD is accepted when the buyer is a veteran using a VA loan, because a VA loan might be more then 100% of the purchase price.
A buyer who puts up a larger EMD is saying to the seller, "I am rock solid. If you accept this deal, you will sell your house." It sort of like when you buy a car and you pull out the cash and show it to the seller. Then the seller knows you are serious. A buyer who puts up a smaller EMD is saying to the seller, "I don't have that much money on hand. I don't want to risk much money because I might not be able to hold up my end of the bargain."
