Real estate contracts often have contingencies. A contingency is a clause in a contract that gives either the buyer or seller a way to get out of the contract if certain conditions or timelines aren't met. A contract could be contingent on anything a buyer and seller agree to, but there are a few very common contingencies. Typical contingencies are:
financing
sale of home
home inspection
appraisal
Generally, a contingency only last for a period of time and the contingency expires. After a contingency expires, either the contract expires or the contingency expires depending upon the terms of the sales agreement.
For example, Mary needs to needs to sell her present home before being able to get financing on a new condo she wants to buy. So Mary makes her offer contingent upon the sale of her existing home. If Mary is able to sell her home sold within that time period specified by the contingency, she can go forward with her purchase of the new condo. But if she fails to sell within the specified time period, the condo seller has the option of getting out of the deal.
Whenever possible, seller's prefer offers that don't have contingencies. This is because sellers usually believe that they can find another buyer capable making a purchase without contingencies. However, in today's market, sellers are more willing to accept contingencies than they have been in years. So contingencies, like appraisal and home inspection, are quite common and meet with little resistance from sellers.
The exact terms of a contingency, like everything else in a real estate contract, are negotiable. As your agent I can help guide you to make sure your contract has the right contingencies.

Virginia has highly diversified economy based upon many sectors including agriculture, manufacturing, technology and government. Traditionally agriculture was the mainstay, but farms now follow other sectors in employment and income generation. Tobacco, Virginia's historic cash crop, is still the leading agricultural product in Virgina. But, grains, corn, soybeans, peanuts, sweet potatoes, cotton, and apples (especially in the Shenandoah Valley) are all important.
Wine production is a new and growing sector and has gained some importance; but the major sources of agricultural income are now poultry, dairy goods, and cattle, raised especially in the Valley of Virginia.
Virginia's access to the Chesapeake Bay and the Atlantic Ocean mean that the marine products play an important role in Virginia's economy. The Chesapeake Bay is especially rich in shellfish such as oysters and crabs.
In addition to marine resources, Virginia has mineral resources. The most important mineral in Virginia is probably coal. But Virginia also produces stone, cement, sand, and gravel.
Virginia hosts several important transportation hubs. Roanoke is a center for the rail transport equipment industry, and a high proportion of the nation's shipyards are concentrated at Hampton Roads , especially in Newport News . Norfolk is a major U.S. naval base, and Portsmouth is a U.S. naval shipyard; Hampton is a center for aeronautical research.
Northern Virginia is sort of a Silicon Valley East. Northern Virginia is one of the largest concentrations of computer communications firms in the U.S. In addition many government contracting firms and national non-profit associations are headquartered in Northern Virginia. Tens of thousands of Virginians work in government, especially in the District of Columbia or in nearby “Beltway” suburbs of Northern Virginia, including Arlington, Alexandria, Falls Church and Fairfax County.
Other leading industries include tourism and the manufacture of chemicals, electrical equipment, and food, textile, and paper products. Virginia is for lovers!
Richmond Highway Express, nicknamed "REX" is a bus route operated by the WMATA (the Washington Metropolitan Area Transit Authority) in partnership with Fairfax County, the City of Alexandria, the Commonwealth of Virginia and the Federal Government. The REX is a limited stop express bus that serves the Richmond Highway corridor. Before the REX, riders from Fort Belvoir had many stops to make along Richmond Highway enroute to Huntington Metrorail Station and to the King Street Metrorail Station.
REX buses operate every 15 minutes in both directions on Richmond Highway during weekday rush hours. During non-rush hours and on Satuday the REX comes through every 30 minutes. Then on Sunday the bus only operates every 60 minutes. Buses operate between 5:30 AM and 10:00 PM Monday through Saturday, and 5:30 AM to 9:30 PM on Sunday.
The REX uses special technology which allows REX buses to sustain green lights in order to move more quickly up and down Rt. 1. The REX bus has low-floor buses for quicker boarding and SmartCard for quicker paying. In addition the REX has only a limited number of stops:
Jackson Loop (North) & Gunston Road (Fort Belvoir)
REX passengers may transfer at any Richmond Highway stop to Fairfax Connector routes, and may transfer at Huntington and King Street Metro stations to rail service as well as other local bus service such as Alexandria’s DASH.
To stand-out from other Metrobuses and other area bus lines, REX buses are purple-blue with a golden yellow logo featuring the image of a running lion. The lion references the three lions emblazoned on the Fairfax County seal, which references the family crest of Lord Fairfax. Bus stop signs use the same color scheme, and stand out among the other bus stops along Route 1.
