Why do I need a pre-approval to shop for homes?

Buying your new house or condo involves a multitude of steps.  Having a real estate agent ensures that these steps go smoothly for you.  Having said that, one of the most important aspects of your new home purchase is getting a loan secured.  Doing so in advance ensures benefits you in three ways:
  1. You are searching for properties that will be within budget
  2. Your offer carries extra weight because of your ready to buy status
  3. The home buying process will go smoother and quicker through its final stages.
The value of these three together is quite great, and can make the difference between getting the home of your dreams and that one that "just got away".

Help me find a condo for rent!

Here's an email that I recently received and my response. I've changed the names (for privacy's sake), but am posting for the benefit of those who might be seeking a rental agent.
Hello Will,
We are actually interested in working with an agent, as opposed to trying to do the leg work ourselves. My husband is currently stationed in Okinawa, Japan. We are awaiting orders that originally had us relocating this summer. Now it looks more like late October/November, following the new fiscal year.
As mentioned, we will be stateside and staying in DC on Tuesday and Wednesday, June 22/23rd and would like to commit to meeting with an agent who handles rentals. Realizing that one may not know what units will become available in November, it would still provide a head start in preparing for our relocation. We are not familiar with the neighborhoods other than online research and bits of information provided by friends. My husband does wish to be (at least) within walking distance of the metro. We are interested in checking out Old Town Alexandria and other suggested areas.
Thank you for your time.
Regards,
Sally
Dear Sally, I'm happy to provide consultations and advice at no charge. As a rental agent I am the most helpful to renters who know what they want but don't want to spend time and energy chasing dead-ends or stuck in traffic. If you know where you will be working, how many bedrooms you need, what amenities you enjoy, my expertise allows me to very quickly identify a short list of properties that will be of interest to you. I am constantly touring homes, properties and neighborhoods. I know the area's traffic patterns. I know Northern Virginia. You're probably not asking me to do this---but in case you are---I must make clear that I am not available to spend time and resources trying to give you my expertise. It would be impossible for me to do this in a weekend anyway.  Lastly, from a business standpoint, it is not an effective use of my skills or your time to expend resources and time driving around to neighborhoods and going to condo communities in June on the hope that you will will rent something in November. Again, I'm available to chat and offer free advice and provide direction if you would like to follow up with your own footwork. Thanks much for the opportunity. It is appreciated. Sincerely, Will Nesbitt Condo Alexandria \ Nesbitt Realty Alexandria VA 703 765 0300 ext. 224 888 783 6391 (fax)

Area Museums and Historical Sites

Mount Vernon Estate & Gardens is the oldest national historic preservation organization in the country, and it has always been in the forefront of the restoration field. Mount Vernon is the most popular historic estate in America and is open 365 days a year. Mount Vernon was the home of our first President George Washington. The grounds are well-preserved as is the home itself. Alexandria Lyceum is a grand hall built in the late 1800's to provide a place for lectures, scientific experiments and quiet reading. Since that time, it has been a Civil War hospital, a private home, an office building and the nation's first Bicentennial Center. In 1985, The Lyceum became Alexandria's History Museum, providing exhibitions, school programs, lectures and concerts, volunteer opportunities and space for rental functions for the community. The Lyceum Museum Shop carries a wide variety of maps, books, note cards and special items related to Alexandria's history. The present-day Lyceum Company serves the museum as a membership and fund-raising organization. Walk to Old Towne! Old Towne is filled with historic landmarks, carriage rides and walking history tours. Just a few miles down George Washington Parkway is the nationally renown collection of museums called the Smithsonian Institution. The Smithsonian National Zoological Park is a wonderful zoo. Civil War enthusiasts might want to inspect Fort Willard just as President Lincoln did. Fort Willard has long since abandoned its military use and is now a quiet park like Fort Hunt. If you are interested in architecture and local history visit Frank Lloyd Wright's Pope-Leighey House or the Woodlawn Plantation. The Collingwood Library and musuem is dedicated to providing information about our national heritage to the American Public. Collingwood is available to anyone who cares to learn of the heroic efforts made by American Patriots, particularly members of the Masonic Fraternity, in founding and developing this, the greatest nation on earth. Collingwood is a resource as a local library but also interesting place to visit in it's own right.   For more information or to set up an appointment call Nesbitt Realty at (703)765-0300.

The Art of the Price

Pricing is an art form that requires experience, a delicate touch and an understanding of what sets the price in your condominium community. If you need to sell your condo quickly: don't reach for the highest price you could expect. Aggressive prices rarely sell quickly. On the other hand, there is no need to panic or become desperate. Don't price too low and walk away from your equity. Price is very important, but if there is no market for your condo, you won't get more market by giving away your equity. In a slower market, it's a good idea to remain patient. Your Condo Alexandria agent can help you price your condo right. It's true that price is often is the biggest differentiator in a tight market. But, your Condo Alexandria agent has proven strategies to move your condo quickly if you need to pull out in a hurry.

How may an appurtenant easement be terminated?

An appurtenant easement can be released by the dominant estate. An appurtenant easement is also released if the necessity for the easement no longer exists. An appurtenant easement is one of two primary types of easements. The other type of easement is an easement in gross. An easement in gross is attached to a particular person but the appurtenant easement is attached to a particular parcel of land. Either of these types of easements may be created in a variety of ways (express grants, express reservation, necessity, implication, prescription, agreement, and by condemnation). Each may also be terminated in a variety of ways (lack of necessity, merger, release, abandonment, destruction, court order).

What is a home inspector?

home inspector Bob I like experts who speak in plain English that's easy for a layman to understand. That's why Bob Murphy of Camelot Inspections is one of my favorite home inspectors and I've recommended him to many home buyers.

What is a Home Inspector?

I recently asked Bob to describe a home inspector to me. He said, "A home inspector is generalist with a trained eye. They are required to have some knowledge of every system in your home. Those systems include structure, plumbing, electrical, Heating and A/C, etc. The term 'house detective' is a very fitting description. We look for little clues that add up to a big picture called 'whole house phenomenon'." People hire home inspectors because, "A buyer needs a home inspection to give them some knowledge of what they are buying before it becomes theirs. This includes knowledge of defects, upgrades, and maintenance cost." As you might expect, Bob is pretty passionate about home inspection. He says, "The home inspection should be a required part of the transaction.  The appraisal, title search, and even termite inspection are required. Why?? To protect the lender!   So who is there to  protect the interest of the buyer?"

Alana, meet Bob

Lana LadyRecently, Alana H. was referred to me by a prior client and frankly she was one of the nicest clients I've ever had the honor of serving. After her purchase was negotiated she requested a home inspector so I recommended Bob's services. Alana was a first-time home buyer, so she wanted Bob to give her new home the once-over. Bob told her, "Food for thought....You cannot buy a car and register it without an inspection. That is a matter of public safety. "So why then is the public permitted to make the biggest purchase of their lives without an inspection?"

Bob meets the house

bob w/flashlightBob has seen many immediate safety issues in all types of houses. Bob met Alana and I at her new townhouse in Reston VA. He immediately unpacked his gear and began to go to work. Like any good home inspector, Bob started with the exterior and checked out the house from the foundation to the roof. He checks downspouts, guttering and any potential problem or maintenance issues. After getting inspecting the home's interior Bob goes to work on the interior. He pulls out the flashlight and pokes around in dark corners, in the attic and in the crawl space. As he works Bob shows the homeowner what he's doing and where potential problems can hide. electrical home inspection As part of his general practice Bob pulls the electrical box, checks the plumbing and applicances. He checks out major systems like the heating and air conditioning. home inspection Bob is especially helpful with the first-time home buyer. As a first-time buyer, you'll find out what systems need attention. If you have and questions, ask Bob, he's there to help. home inspection When all is said and done, Bob will prepare a report tailored to your home, so you'll know exactly where you stand. He supplies a helpful book with tips and answers to some of the questions you might not even remember to ask. home inspection It's always good to learn that the home is in good shape! Bob is available to inspect houses, townhouses or single family homes in Maryland or Northern Virginia.

Car Sharing at Northern Virginia Metros

Wouldn't it be nice to ride the Metro to someplace near your destination and then pick up a car just steps from the train or bus? You could use the care to run errands, shop or reach any other business or social event not easily accessible via transit. Then simply return the car to the Metro station and you're on your way back home. Well, Metro offers car sharing at selected Metro stations and around the region at locations convenient to Metrobus. This is done in partnership with Zipcar. Car sharing is available in Metro Kiss & Ride lots at 39 of the 86 Metrorail stations (see station pages for locations) and many other neighborhood locations both near Metrorail stations without Kiss & Ride lots and elsewhere in the region.

How does it work?

Zipcar users pay an annual membership fee, then reserve and pick up a car when you need it. A range of vehicles is available. As a member you can pick the car that suits your needs at the time. You can pick a
  • compact car,
  • van,
  • pickup truck,
  • convertible,
  • or gas/electric hybrid.
See the Zipcar site for further details. For more information or to set up an appointment call Nesbitt Realty at (703)765-0300.

What happens when zoning laws change the value of a property?

Let's say an imaginary developer named Harold Dumas owns a 100-acre tract of land along a major river. Harold plans to build a riverfront community on this property; however, just before Harold applies for his building permit, he learns that the County has changed the zoning on his land. He is now prohibited from building residential development on this property. His property currently used as farmland can be used only as farmland or for light industrial usage. Can Harold expect compensation from the county for the loss he thinks he has suffered? Harold could expect compensation for his property if the land was physically taken by the government. This is not the case.  He could also expect compensation for his property if the county overly regulated the property so that all economic value is lost. Both of these case would be described in legal terms as "inverse condemnation". Unfortunately for Harold, inverse condemnation presents a very high standard to meet. His property can't be used as a residential subdivision, but the the property is not useless. Thus Harold could expect no compensation. Can a lender deny credit to a crime ridden neighborhood? Harold the Developer (from above) has made quite a bit of money redeveloping apartment buildings. He has excellent credit and has a great relationship with his bank.  But the lender turns down his latest project because they feel the neighborhood is a crime risk.  Is this legal? If the bank turned down the loan because the area is occupied by members of a protected class, this could be considered redlining.  But if the bank has just cause to believe that crime will doom the project, it is permissible to turn down Harold's loan. The Fair Housing Act serves protected classes, but criminals are not a protected class.
