Foxy’s Big Adventure

Fetch Fetch is a pet store in Old Town Alexandria that sells gourmet doggy-treats and other high quality gourmet goodies. I thought it would be fun to take my dog Foxy on a field trip to Fetch and the bakery that makes these gourmet doggie biscuits. Foxy at River Towers Foxy was eager to leave River Towers on her big adventure, even if she didn't know where she was going. Foxy in the car So we jumped in the car and took her around the corner to Old Town Alexandria VA. Foxy's Pit Stop Once we were in Old Town, Foxy decided to read the doggie-newspaper. One can learn a lot from a green patch on a brick-sidewalk. Foxy approaches Fetch Then it was off to Fetch and to see Marion. Marion and Foxy Foxy is Marion's adopted grandbaby. Marion always greets Foxy with a big hug and lots of kisses.Foxy loves the cookies at Fetch, but she was soon distracted ... she saw trouble coming. Foxy and Magnum Yep. Trouble at least that's what Foxy calls that adorable Jack Russell Terrier named Magnum. Magnum wanted to play, but Foxy didn't like sharing Marion's attention. Foxy's not on the man-hunt and had no interest in Magnum. Xanadu Bakery So we left town and headed to Beltsville, where they bake the Zanadu cookies sold in Fetch and Chateau Animaux. Painting at Xanadu The art work at the bakery was wonderful, but Foxy wanted to see where the action took place. cookie cutters at Xanadu She toured the bakery and found that everything is human grade, made with great loving care. A little about Belle Haven Marina

Belle Haven Marina is found on the George Washington Parkway just south of historic Old Town Alexandria. Belle Haven Marina is owned by the National Park Service and operated by Belle Haven Marina Inc. The Belle Haven Marina is a short walk from River Towers, Belle View and New Alexandria. Rowboats, canoes, kayaks and sail boats are available for rent. Sign-up for sailing lessons and your package will include a limited number of free hours of sailing. The Marina has a short pier and the George Washington Parkway has many points to fish the Potomac River. Many anglers rent or own boats which ply more serene and secluded spots nearby.

From the marina, one can see the Woodrow Wilson Bridge.

What is a condo?

A condominium is real estate with certain specific properties. Although there are various types of condominiums, the most common legal arrangements involve individual ownership of each unit, with joint ownership of the communal or common areas by all of the residents in the building. Condominium developments can be commercial or residential. In the case of residential property, a condo can be composed of one or more a high-rise buildings, garden-style buildings, townhouses and---in special causes--even consist of individual houses. While some condominiums are located in large multi-unit buildings, others may be detached form each other and be located in a gated or planned community. Some condominiums may be located in resort or vacation destinations. Most usually, a condominium is a housing unit or apartment in a multi-unit building in which each unit is individually owned, with common areas and the property in general jointly owned by the residents and the owners of the building, or all of the residents together. So the structures that make up a condominium complex are divided into living units, which are each owned by individuals. Jointly, these unit owners all have an interest in the rights and duties of the common areas, such as the parking lot, lobby, roof, etc.

Audrey Moore RECenter at Wakefield Park

Fairfax County has a number of RECenters throughout the county. One of these is the Audrey Moore RECenter at Wakefield Park. The park is located in Annandale just outside the Capitol Beltway. The center features swimming, fitness and racquetball facilities as well as other recreational activities such as crafts and dancing. The center is ADA accessible with curb ramps, automatic doors, ample parking, an elevator, and a wheelchair accessible unisex bathroom and dressing stalls. The Audrey Moore RECenter at Wakefield Park has a natatorium (inside pool). The pool and natatorium is accessed via locker rooms containing saunas and showers. At the natatorium one will find a large 50 meter by 25 yard pool with one 3 meter and two 1 meter diving boards. The pool also has a Super Slide. The natatorium is equipped to handle swim-meets with plenty of seats for spectators. In addition to a natatorium, this RECenter has a gymnasium with six basketball hoops and volleyball nets. The center has various courts for sports like racquetball, squash and wallyball. Local youth and adult leagues make good use of the gym, so it's a good idea to call the center to make reservations for courts. The center also contains a cycle studio. Overlooking both the gym and the natatorium is a well-equipped fitness center. The fitness room features cardiovascular equipment and Cybex machines that are networked with FitLinxx. There fitness room has has free-weights and an area to stretch-out before your work-out. Check the calendar for both beginners and advanced group fitness classes. The RECenter isn't just for sporting activities. Retired and older adults gather for activities at Audrey Moore's senior center. Dancers and soon-to-be dancers make good use of the dance room where instructors hold scheduled classes for a wide variety of activities like salsa dancing, ballroom dancing and square dancing and more. You can try your hand at arts and crafts in the craft room or even fire-up the kiln and make your own pottery in the pottery lab. Aspiring photographers can make use of the dark room. Just outside the natorium is an outdoor sundeck. The center is situated in Wakefield Park which has many trails for bicyclists, joggers and walkers. A portion of the pride of Fairfax County Parks, the Cross County Trail, courses through the park. The Cross County Trail is over 40 miles long and connects the entire county from one end to the other. Outside the center are lighted courts for basketball, volleyball, tennis, baseball, softball and soccer. The Wakefield Skate Park is found here as well. From early May to late October, the grounds are also used on Wednesday afternoons the Wakefield Farmers' Market. What is the MLS?

Most people have heard of the MLS, but many are unclear as to exactly what it is. MLS stands for Multiple Listing Service.
MLS
The MLS is a database of homes listed for sale.
The Multiple Listing Service is probably your best tool as a home buyer and your best friend as a home seller. But what exactly is the MLS?

The MLS is a database.

In the old days MLS databasing was done on filing cards and notebooks. Today that information is aggregated on computers. MLS data includes information about what properties are for sale and certain details about those properties such as condo amenities, number of bedrooms, garage parking. Almost everything you'd want to know about a given property is cataloged on the MLS. Much of that information is public, such as the selling price and the address. Some of that information is private, or reserved for those who have professional access to the MLS. For example, real estate agents know which properties are vacant. The general public doesn't need to know this information as sharing that information might pose a risk to some property owners. Yes, the MLS is a database, but it is also something more.

The MLS is a marketplace.

The collection of information on the MLS serves as the primary repository of details about real estate for sale or rent. MLS data is the foundation for most websites, and it is the primary reference point for most real estate professionals. As properties are contracted and sold, the data is constantly updated. Today, most agents and websites have data that is practically up to the minute. The MLS is not free, but it's free to you the consumer. Agents and brokers pay fees for access to MLS data and to fees to maintain and improve the system. Professionals like me make that data available to the public for the purpose of helping buyers and sellers connect.

The MLS is a tool.

Like all tools, the MLS gives the best results when wielded by a professional. (More on this below.)

The MLS is for sellers.

Home sellers want access to the maximum number of buyers, in the most cost effective manner. When compared to the expense of newspaper, radio or other ads, the MLS is incredibly targeted and very affordable. The professionals who use this data will only bring qualified buyers shopping for property in your price range. It doesn't get better than that. When a seller chooses a real estate agent with MLS access, the seller's sales force is equal to the number of agents who are using the MLS. The larger pool of prospective buyers the greater the chance that the property will sell quickly and for a fair market value.

The MLS is for buyers.

The MLS makes home shopping extremely convenient. MLS data does not cost the buyers a dime. Thanks to the internet and sites like NesbittRealty.com you can search MLS listings 24 hours a day 7 days a week. Many consumers find that a "self-search" through the MLS is a good starting point for finding the right home.

A real estate agent is for you.

In the old days consumers needed an agent to help them look through the data. These days its easy for the public to access most of the data available. So, you can do it yourself. But if you try to find a home on your own or you try to sell without an agent, you'll quickly discover why most people choose to employ a professional. It's true: you could probably cut your own hair, change your oil filter and fill your own cavities. But why would you? These days the problem isn't that the data is hard to find. The data is often up to the minute. These days, the problem is that there is too much data. Buyers are overwhelmed with choices. Sellers are drowned out by the noise of available information. That's one reason why when it's time to get serious about buying or selling, a real estate professional can help guide you through the process.

Most agents know the tricks and secrets of the MLS.

As an agent, I have access to more complicated tools and search processes not available to the consumer. I work with the MLS every single day. The MLS is one of the most important tools in my toolbox. Once you have an idea of what you want to accomplish, I can employ the MLS in ways that you haven't imagined.

The Ramsay House in early Spring
Scottish Merchant William Ramsay's built his now famous house in 1724. Many believe that the house was constructed in Dumfries but nearly 15 years later the structure was barged up the Potomac River to its present location on King St. in Old Town Alexandria. One reason for this belief is that the building was built in 1724, but Alexandria was established in 1749. William Ramsay was Alexandria's first postmaster and the city founder. His residence was opened as a Visitors Center in 1956. Today, the Ramsay House offers much for visitors and residents of Alexandria. Stop by to view an orientation video, or to pick up maps and brochures. At the Ramsay House, one can make reservations, view foreign translations of materials. At the Ramsay House, one can purchase tickets for special events and for Mount Vernon. Seasonal walking tours, "Footsteps to the Past" depart from the Ramsay House. This so-called "ghost tour" guides visitors through Old Town telling the tales of ghosts and local hauntings. The tour treks through about 6 blocks of Old Town's most beautiful streets. This is a fun way to learn more about the history of Old Town Alexandria. Alexandria is a great place to work or live. Alexandria is home to numerous non-profits, associations, Motley Fool, the United States Patent Office and more. Old Town Alexandria is filled with shops and restaurants, a beautiful waterfront and has easy access by Metro or trolley. Whether your preference is historic or a bright shiny new condo, it's all here in Old Town.

House Flipping Staging a Comeback?

More Americans are once again on the hunt to snag a home at bargain prices, fix it up, and then try to resell it for a quick profit. Home flippers mostly vanished from the market during the housing downturn a few years ago. But with home values inching up, flipping is coming back. RealtyTrac says flipping increased for the second year in row, rising a slight 0.33 percent in 2012 from 12 percent in 2011. The company defines flipping as buying and selling a property within six months. RealtyTrac reports the average gross profits for these types of transactions was $37,375 in 2012. According to the company, some of the best places to flip homes in 2012 were Orlando, Fla.; Richmond, Va.; Tucson, Ariz.; and Charlotte, N.C. For example, homes flipped in Orlando were purchased for $100,397, on average, and then for $174,895 — earning a gross profit, on average, of nearly $75,000, RealtyTrac reports. Investors are showing signs of being more cautious with flipping than they were during the housing boom. More investors are coming in with all-cash deals to purchase the homes. They also are holding onto the properties longer than they once did. On average, the flipping time from purchase to resale stands at about 106 days today, according to RealtyTrac. "That seems to be the sweet spot for a profitable deal," says Daren Blomquist, vice president at RealtyTrac. "Back in the housing bubble, many flippers were solely relying on price appreciation, sitting back and selling for big profits within a month or two." A Real estate agent counts his blessings

Real estate agents work hard. Well, let me rephrase that. I work hard, and every successful real estate agent I know works hard.  I put in long hours. I juggle multiple tasks. I self-motivate. But sometimes, when you're exhausted ... sometimes when your motivator needs motivation, you have to wonder if it is all worth it? On a day after you run into a demanding renter --- a client who really won't make you any money in the best case --- makes unreasonable demands on your time, you can feel a little worn down. Sometimes transactions blow-up. Sometimes a real estate agent ends up working late into the evening for the chance to make money ... but doesn't make anything. I remember the days when I crawled out of a warm bed on a Saturday morning, and rushed to make an early appointment and then was stood up. But this isn't a post about poor little me. This is a thank you to God and to friends and family and life. In a slowing market, I am busier than ever. My phone rings all day long. And, I'm happy to work the long hours I do.  I don't think there is any secret to my success. I just work hard and try to take care of people.  And, the best part is that when I take care of people, people take care of me. Sometimes we forget that simple truth, but I was reminded of that this Sunday. Sunday evening, I was exhausted. My wife was not feeling well.  I wanted to go home, curl up and hide from the world for a few hours. But, a client of mine wanted me to come to her new home at the Fountains condominiums. She had asked us over to share a meal and to check out the improvements she had made to the home. I was too tired to have fun. I didn't want to go. I called her and told her this.  She wasn't very happy.  She told me she had been hard at work cooking and that her efforts would be wasted. I told her my wife was not feeling well. (She wasn't.)  This client is Brazilian, and she said that in Brazil she would have kept her thoughts to herself. But here in the US, she was going to blurt out her disappointment. I groaned to myself.  My wife is a gourmet cook. I've seen her silently suffer after she worked hard at preparing a meal that guests blew off.  So I had no choice.  Tired or not, I had to drag myself to the Fountains to meet my client and her husband. Guess what? It was one of the best dinners I've ever eaten (that my wife didn't make).  It turns out my client is a wonderful cook and a generous host. Her condo was tastefully decorated with items from Brazil, her childhood, her familial roots in Austria and with interesting pieces art from around the world.  The meal was well-prepared with foods that took time, love and effort to make the right way.  While we enjoyed foods from her Brazilian and European heritage, her husband put a little Brazilian music on the stereo. Then after dinner, her husband pulled out his guitar and played a few classics in Brazilian and Spanish.  He was amazingly talented. While he sang, she translated.  It was quite a performance. The best part was when he played an original tune. And to think what a fool I would have been if I hadn't gone. I was exhausted and needed some good food.  The universe had carefully preMarion and Edisonpared me exactly what I needed and I was about to walk away from it! This only reinforces my belief that you should always do what is right. If you do what is right, the universe, and God, will look out for you, providing exactly what you need exactly when you need it.
