5 Signs a Home Has Potential

CheckThe best deals on homes are often on properties that aren’t perfect, but how do you spot a home with potential?  These are the 5 factors we've found: Home shoppers looking for a great deal should keep these factors in mind when they are looking for a place with potential:
  1. Location, location, location. You can fix a home's condition, but you can never change it's location..
  2. Less than 50 years old. Properties older than a half century are likely to have more fundamental problems — like aging wiring, inadequate plumbing and sagging foundations. But when examining a home take care to note the difference between a home's actual age and it's age since it was refurbished or renewed.  You may  find that a home in Old Town Alexandria which was built in the 19th Century is "newer" than a home built in 1990 in Kingstowne.
  3. Livable floor plan. Paint and carpet are relatively cheap, but moving walls can quickly get expensive.
  4. Light. Houses with the most potential have plenty of natural light.
  5. Good storage. Adding storage isn’t cheap, so it’s smart to choose a property that already has it.

Clarendon is located in Arlington County, Virginia. In 1900 Clarendon was planned on a hill on Wilson Blvd. (formerly Georgetown Falls Foad). Once streetcars came to the area in the early 20th century this part of Arlington County was very busy with travelers. The streetcars were in service until the 1930's. In 1920 the town was up to be considered for incorporation but was soon shot down by the courts. However, it was elected for one of Arlington County's post offices. The Clarendon Metro Station opened in the 80's and offerred the Clarendon area a diverse mix of shops, restaurants, bars, office space, and apartments. Events are also held in Clarendon, such as "Clarendon Day", which includes live music, rides, food, jewelry, clothing and much more. Other events include CSC Invitational, and Arlington's Neighborhood Day Parade. There is also a farmer's market from Memorial Day until Labor Day in Clarendon Central Park. Arlington Ridge Road traces the crest of Arlington Ridge, a steep rise of land that parallels the Potomac in Virginia.  This the same geographic feature that creates the bluffs in Mclean and the rise of land through Arlington National Cemetery. Throughout Northern Virginia, this rise of land is home to some of the most desirable land in the Metro area and the neighborhood around Arlington Ridge Road is no exception. Residences here have easy access to DC, Arlington and Alexandria because of both the road network and the neighborhood itself. In addition to easy access to thoroughfares like Rt. 1, I-395 and Army Navy Drive, this old neighborhood has plenty of back streets and cross-streets to help avoid trouble when things back up. In addition because this is an older neighborhood, it's generally very low density. The homes in this neighborhood often have sweeping lawns with mature and towering hardwoods.  Many of these homes were built as summer get-aways for old-time Washington DC. Some were not much more than simple cottages. Some are spacious lodges. Many of these homes have had extensive renovations and additions. A good many have been replaced entirely by stately manor homes that speak to the affluence and prestige of this community.

HOA stands for Homeowners Association. HOA Fees are funds collected from the buyer for different things, such as landscaping, maintenance, and water & sewer. Some associations also collect funds to include extra amenities like, pools, fitness centers, and valet parking. These are all extra benefits that come with the purchase of a home. These fees can be between $100-$1000 yearly depending on where you buy. Usually there is a board of directors that are voted in and they decide the fees charged. These  fees can also be changed yearly. The HOA should keep you updated on all decisions made. Each HOA has it's own by-laws and restrictions. These vary from neighborhood to neighborhood. You are basically joining a group within your neighborhood that applies rules that help keep the neighborhood safe and beautiful. It is important for the buyer to make sure they understand all of the by-laws and restrictions before purchasing a home. You need to make sure they are rules you can live with.
Condominiums are found in all shapes, sizes, prices and types. Are you looking for a high-rise condo, a mid-rise or a garden-style condo? Maybe you'd prefer a townhouse?
