All Rеаltоrѕ (mеmbеrѕ оf the Nаtіоnаl Aѕѕосіаtіоn оf Realtors) аrе bоund to a ѕtrісt соdе оf еthісѕ. Thеіr code is based оn рrоfеѕѕіоnаlіѕm аnd рrоtесtіоn оf thе public. Random real estate agents dо not hаvе to аbіdе bу thеѕе соdеѕ. If you сhооѕе tо uѕе a Realtor уоu саn be ѕurе that thеу аrе honest аnd ethical іn аll аѕресtѕ оf rеаl estate and business. If they аrе not, they wіll not bе a realtor long.
Thе Bіggеѕt benefit of uѕіng a Rеаltоr over an Agent іѕ access to thе MLS, the Multiple Lіѕtіng Service. Thіѕ is a private service thаt only Realtors uѕе tо ѕhаrе lіѕtіng with оthеr Rеаltоrѕ. If уоu uѕе a Realtor they рut your Hоuѕе on thе MLS аnd thоuѕаndѕ оf оthеr Rеаltоrѕ саn easily access thе іnfоrmаtіоn аnd find a buуеr fоr a hоuѕе you аrе ѕеllіng. Protect and promote thеіr сlіеntѕ bеѕt interests. A gооd Rеаltоr knows whаt the client's wants аnd nееdѕ аrе. Fоr еxаmрlе, a good Rеаltоr wіll knоw whаt a сlіеnt саn аffоrd in a hоmе рауmеnt аnd wіll nоt put anyone іn a home that thеу саnnоt аffоrd оr wіll hаvе trоublе mаkіng their mоrtgаgе payment. Thеу wіll also mаkе sure thаt their сlіеnt hаѕ gоt hоmе іnѕресtіоnѕ dоnе оn thеіr роtеntіаl house tо еnѕurе thеу made a gооd buy.
Rеаltоrѕ should be knоwlеdgеаblе аnd соmmіtmеnt іn the fіеld of rеаl еѕtаtе. It'ѕ іmроrtаnt tо fіnd a Realtor who rеаllу ѕtudіеѕ whаt іѕ gоіng оn іn the rеаl еѕtаtе іnduѕtrу. A good Rеаltоr wіll knоw if thе mаrkеt is ѕtаrtіng tо dip, rіѕе or іѕ gоіng tо stay flat. How dо thеу know thіѕ? Wеll Rеаltоrѕ are іn thе MLS, оut looking аt hоuѕеѕ аnd studying thе mаrkеt every dау. If a realtor does nоt ѕоmеhоw keep trасk оf what they are seeing then thеу hаvе fаіlеd as Rеаltоrѕ and as your hіrеd gun.
I knоw mаnу Rеаltоrѕ оut thеrе whо thіnk thеіr оnlу job іѕ tо ѕеll hоuѕеѕ. But the jоb оf a gооd Realtor іѕ to know every аѕресt оf thе real еѕtаtе industry fоrm rеѕіdеntіаl, соmmеrсіаl, аnd rеаl estate іnvеѕtіng.

Thеrе hаѕ been great fееdbасk frоm buyers аnd ѕеllеrѕ іn the раѕt fеw уеаrѕ аbоut working wіth Rеаltоrѕ. Sellers аrе rероrtіng thаt an аgеnt'ѕ rерutаtіоn wаѕ the mоѕt important fасtоr іn thеіr ѕеlесtіng thе Realtor they dіd. Iѕ thаt truе wіth уоu? I bеlіеvе that working with the bеѕt Rеаltоr іn уоur аrеа is important. Everyone wаntѕ tо wоrk wіth thе best.
Hоmе buyers аnd sellers bоth rероrt thаt thе bіggеѕt benefit thеу received from uѕіng a Rеаltоr was help undеrѕtаndіng thе hоmе buуіng/ѕеllіng рrосеѕѕ. I can rеаllу ѕее thаt аѕ bеіng a hugе bеnеfіt. If you do not understand the whole process thаt goes into buуіng/ѕеllіng a hоmе it could cost you thоuѕаndѕ and hundrеdѕ оf hоurѕ.
Wow! I just got this from Jeremy W. This really makes me proud to work with Nesbitt Realty.
Howdy Mr. Nesbitt--
Entrance to Belle View condominiums
I wanted to take a moment to highlight the exceptional service I received from one of your agents, Ben Fornshell. Within a few hours of emailing Ben, we made an appointment to meet the following day in order to tour Belle Haven. After meeting up at your office, we walked along the well-kept streets while Ben shared some of his experiences with the community; calmly strolling through a neighborhood on a sunny day while viewing properties is not a typical experience when searching for a new home. After touring several, I stepped into one particular unit and realized I was home. Ben walked me through the particulars before we parted. Later that day, he met with me a second time, well after working hours, to show the unit to my skeptical wife.
She eagerly concurred and five days later, we signed the lease--beating out several other applicants largely because of how well-prepared our package was. Ben's relaxed and informative approach was a sea-change to the aggressive apartment-pushers usually lurking in real estate and is a great credit to your business and profession.
Further, his stance made it more than clear that he wasn't merely looking to push someone into a vacant unit: he was assisting a new neighbor.
Please convey my very great appreciation for his hard work and dedication. If you'd like to post this message anywhere online, please feel free; I only ask that you omit my last name for privacy.
Sincerely,
--Jeremy

Not all real estate practitioners are enthusiastic about the effectiveness of open houses, but here are five good reasons to consider holding one:
Julie sold another!
The odds are low but sometimes open houses lead to a sale.
Home sellers like them. They like seeing their real estate professional working hard for them.
Visitor feedback is good for sellers.
Other real estate practitioners tour open houses and they sometimes produce sales.
Open houses engage people, including friends and neighbors who might bring in a buyer.

Property managers can come in the form of a person or a company. Either way, what they do can be simply summarized as: getting paid to oversee a real estate property on behalf of the owner.
The responsibilities of a property manager include (as applicable) dealing with the property’s tenants, facilitating repairs or improvements necessary for homes, assuring overall cleanliness and general maintenance of the property, landscaping, etc. This is, of course, in line with any arrangements the property manager has agreed upon with the owner.
Amin & Will in Lowes
It is possible for a property manager to handle multiple properties and interface with several owners. Services offered may also differ depending on the type of property and what was initially agreed upon with the owner. For example, in the case of vacation homes, which are only periodically occupied, greater security measures may have to be employed by the property manager. The property manager must also be certain that everything is in place and ready whenever the owner comes over for vacation.
There are also cases when the property manager is tasked to handle a commercial property, wherein one of the requirements is to operate the business (if the manager is qualified) as well as managing the property itself.
For a property manager to be effective, he or she must be able to maintain a good relationship not only with the owner of the property but also the tenants. This should be done on top of the core duty of maintaining, beautifying and keeping in order the real estate property.
With the right property manager, owners can rest assured that their properties are in good hands and tenants can enjoy the satisfaction of living in a secure, well-maintained and beautiful home.
Property management is a business in and of itself. If you are seriously interested in investing in real estate, but you don’t want to be a property manager, the solution is really quite simple: employ the services of Nesbitt Realty.
Our family-run business is experienced in the managing of day-to-day operations of properties just like yours. We manage residential properties including homes, condos, and townhouses.

Real estate contracts sometimes come with contingencies. This is a part of the contract that states certain conditions or timelines are met or the seller or buyer can void the contract. The conditions or timelines can be any that both parties agree on and are put within the contract.
Contingencies usually last for a specified period. Once the contingency ends the contract could end or the contract is valid without the contingencies agreed upon.
Usually the buyer is more eager to have a contingency plan but in today's economy and market they are more widely accepted by both sellers and buyers. Nesbitt Realty can help you with your contingencies in your contract.

Buyers with cash have the best opportunities. Buyers who need a mortgage should move especially quickly. With the Federal Reserve ending its purchases of mortgage securities this month, the mortgage market is likely to rise from its current low level. Even if prices fall further, the rising cost of borrowing could eliminate any savings.
As Kenneth Rosen, chairman of the Fisher Center for Real Estate and Urban Economics at the University of California, says, this is a "very good time to be a buyer at the high end."

Base Realignment and Closure (BRAC) is service-wide restructuring of bases and personnel in the US military. BRAC mandated at that about 20,000 jobs move to Fort Belvoir. As Belvoir adjusted to this influx, Army officials sought nearby facilities that would satisfy BRAC mandates, but would relieve pressure from the crowded gates of Belvoir.
As a result, last month, US Army officials announced the movement of 6,400 jobs to Alexandria. There was some opposition from state and Fairfax County officials, but ultimately the decision was made to pass-over an alternate site in Springfield and head for Mark Center in Alexandria. This move is still ahead of the 2001 deadline required by BRAC.
Mark Center is a yet to be built office complex near Seminary Road at the I-395 interchange. According to some news sources, the Army construction project at the Mark Center could cost up to $1 billion. Ground-breaking on this new project will begin in January.
This is of course good news for home sellers and owners in Alexandria and Fairfax County as an influx of service members will help steady housing prices. Fairfax County and Prince William County and Commonwealth officials argued that the site at Mark Center is not well served by the Virginia Railway Express and as a result the new site will contribute to congestion on local roads.
No doubt 6400 additional commuters will place additional burdens on local roadways. But many of these service members and support staff will opt to live in Fairfax County and Alexandria rather than in outlying areas such as Prince William and Stafford Counties.
