In the Commonwealth of Virginia (and in other states) the buyer must be allowed an opportunity to review the condo docs. From the time the condo docs are delivered, the buyer has 3 days to cancel the contract without cause, other than to say the condo docs contained information which caused the cancellation. The buyer doesn't have to explain why or what the problem was.
Recently a client of mine was buying a condo and when he received the documents, the condo docs said that the unit did not pass architectural review. The problem was that the client had made changes to his unit without first seeking permission of the association and then never had the changes inspected.
The change that the seller made? The seller had installed an overhead microwave and changed a cabinet without seeking any approval from the association. This was indeed a minor change. Furthermore, the seller claimed that he didn't actually make the change. It was his claim that a previous owner made that change and that the seller had NEVER read his condo docs.
My client, the buyer, was a very above-board and by-the-book type of character. It was his position that if this guy "hid this fact" who knows how much else he withheld? Even if he believed the seller's story (he did not) then it would show that this is a very inattentive owner. My client canceled the contract based on condo docs.
At another location and with another buyer and seller, the property went under contract and the seller did not deliver the condo docs, because the seller didn't have condo docs. The seller didn't have the condo docs because the seller didn't order his condo docs. The selling agent explains that the law allows for 14 days for the delivery of condo docs. I replied, "That's why you order docs when you list." Because if you allow 14 days for preparation and 2 days for delivery and then 3 days for review, then the buyer can cancel the sale 22 days after the contract is signed.

Order you condo docs when you list your condo for sale.
Review your condo docs to make sure that your condo doesn't have any defects according to the association.
Have your agent deliver your condo docs PROMPTLY once your contract is ratified.

Some people choose to purchase and live in a condominium because some condos are less expensive than a traditional single-family house. Additionally, many condos have added amenities and facilities.
Most condominiums have amenities you won't find on a similarly priced single family residence. A typical condo has a pool, a work-out room, and party room. Typically all or some of the exterior maintenance and lawn care is provided by the condo association. Many condos have utilities included in the price of the condo fee. Fairfax County Public Schools (FCPS) is one of 388 school districts in the U.S. to be named an Advanced Placement (AP) Achievement District by the College Board. The list recognizes school districts that make AP courses available to a broader pool of students as well as maintain or increase the percentage of students who earn a score of 3 or higher on AP tests.
To be named an AP Achievement District, school districts must:
Increase participation in or access to AP courses by at least four percent (for large school systems).
Show a steady or increasing percentage of exams taken by minority students, including African American, Hispanic, and Native American students.
Maintain or improve performance levels when comparing the percentage of exams scoring a 3 or higher in 2010 to those in 2008, or if a school already has 70 percent of AP students scoring a 3 or higher.
From 2008 to 2010, FCPS increased the number of students participating in AP from 14,220 in 2008 to 15,270 in 2010 while improving the percentage of students earning AP exam scores of 3 or higher, the score typically needed to earn college credit, from 72 percent in 2008 to 74 percent in 2010.
Projected enrollment for Fairfax County Public Schools for the current school year is 175,296. It is the largest school district in the state and the 11th largest in the U.S.
The Washington, D.C. area has emerged from the recent recession with Northern Virginia leading the way, a George Mason University economist recently told local Realtors.
George Mason University economist Stephen Fuller said the economic recovery has been underway for about 17 months and is stronger than analysts expected.
He pointed to bright spots for the No. Virginia economy:
1) Employment: Fuller said the manufacturing segment has led the economy out of the downturn with increased hiring for 17 months in a row. Gross domestic product is higher now than when the recession started in November 2007.
2) Housing Shortage: He also predicted a future housing shortage for the region.
According to Fuller, the area likely will absorb about 700,000 more people in coming decades and needs to build about 35,000 housing units per year to keep up with demand.
While some apartment developers may err on the side of overbuilding, Fuller said more condominiums and smaller townhouses and single-family house are being built. The number of larger single-family developments is declining
But don’t uncork the champagne just yet. He also said consumer confidence remains low, despite the good economic news.
The Occoqan Regional Park is located in Lorton, Virginia, in Fairfax County, right across from the Town of Occoquan. It's located on the Occoquan River. It opened in 2008 making it 1 of 29 parks in the Northern Virginia Regional Parks Authority. It has around 400 acres of recreational space. There are many different things to do there such as, hit the batting cage, have a picnic, get a snack at the snack bar in the marina, play your favorite sport on one of their athletic fields, etc. They also have a boat ramp and boat storage. Their hiking trail is 1.1 miles round trip and forms a loop. The trail is well maintained. Most say that the blue trail is a great running trail and is very well marked. Dogs are of course welcome in the park. Historic black kilns from the early 1900's can be found on the property, reminding us of the women suffragists who demonstrated in front of the White House and were then imprisoned on the prison farm where these are found.
If you're shopping for a home you might be surprised to learn just how affordable and pleasant some homes in Occoquan and near the park might be.
