Purchasing a home near the highway?

In an area crisscrossed with high volume commuter routes and heavily-trafficked Interstates, it's inevitable that some folks are going to live in close proximity to a highway. It's great to be near the Beltway or Route 66 because this can take a serious bite out of your commute. But the downside is that the highways can generate a lot of noise. In most areas, there are towering concrete walls to dampen sound in the neighborhoods in close proximity to the Beltway, I-66, I-395 and other highways.

In the picture above the wall has been taken down as work crews expand the road. Once the expansion is completed, they'll reassemble the wall. There's not much you can do about construction, but once the wall is back up, the neighborhood should be relatively quiet. In the homes and condos closest to the walls, I find that the noise sounds a bit like a waterfall---a wooshing white noise that is not particularly offensive. The noise is perhaps worst near an exit. Exit ramps create noise because every so often a trucker exiting the highway will use his "jakebrake". That is to say, the truck will gear down and emit a loud, low growling noise not unlike a Harley Davidson's loud pipes. Here's a thought to consider if you are purchasing a condominium near the highway. In my travels I've found that the condos at the ground floor are much quieter. This is because the condos on the top floor are often just above the sound-break and therefore get the full brunt of the highway noise. Some folks like the noise ... it sounds like busy and they like being in the city. Some folks can't stand the noise and find out the hard way ... after they've purchased ... that they could have gotten a first or second floor unit.

There can be a lot of things said about living in the Northern Virginia area, but one big thing would be the great access to jobs in the tri-city area.  Deciding on which area to live can be based on the ability to get to and from your workplace.  There is no denying that in an area like this that traffic can be a pain but it is great to know that there are options available if a car is not the most economical route for transportation. Fairfax County, in particular, has developed a number of ways to meet the rising demand for public transportation and its great to know many city's have bus systems already in place.  There are plenty of park and ride lots in the area that allow for commuters to drive to a particular location, park their car, and finish the rest of route to work on the metro.  This helps the commuter avoid long waits in traffic and lower the cost of paying for gas in your car. The metro is slated to extend out to Loudoun County and has already reached areas in Fairfax and Reston.  There are several housing options next to these locations and they all have condos, townhomes, or single family's available for purchase.  If you are a commuter looking for a great place to live that help your commuting costs, then you should check out Fairfax County.  It's a commuter's dream.

Reston Opportunity for Options

Reston has been an up and coming city in Fairfax county over the last few years.  The growth it has experienced has given buyers plenty of room to decided what kind of home best meets their need.  Whether you want a neighborhood or city experience.  Reston has definitely got whatever you need.  It has tried to meet he needs of their community by adding several shopping centers and has quickly become one of the premier places to shop, dine, and socialize amongst Northern Virginians. Reston Town Center is located in the hear of city and quite frankly you can drive for several blocks and find something to interest you or your family.  Right around the block from Reston Town Center is another shopping center that offers access to stores like Best Buy, Lane Bryant, Barne's & Nobles, and Men's Warehouse.  There are grocery stores integrated in these shopping centers as well like Harris Teeter.  What's nice is that all of this action is surrounded by quiet neighborhoods of condos, townhomes, or single family homes. Rippon Landing offers mid-sized townhouses.

Rippon Landing is a subdivision located  in Woodbridge, Virginia, in Prince William County. The townhouses look about mid-sized, they're not very large, but great for a starter home. They don't look super appealing from the outside, mainly because of the age of them I'd say.  The neighborhood seems to be pretty well taken care of though. There are very wide streets, which is nice so you can park on the side of the streets without having to worry too much about your car. There is a large playground in the center of the neighborhood, it has swings, slides, a basketball court, a jungle gym, etc., which makes Rippon Landing a nice place to live if you have any children. Its also located right off of route 1, and has very close access to I-95, making it very conveinent for any commuters out there. Overall, the community seemed quiet, and very pleasant.
